Is there storage available? I have too much stuff…

There are storage units availabe for sale and for lease. They are located in different areas of the parking deck on floors two through five, range from 35 to 55 square feet and are easily accessible from your parking space!

 

Do you feel safe?

Most owners say this is the safest environment they have ever lived in.  All doors and gates in and off the street are always locked and are on a controlled access, key fob system.  There is a concierge at the front desk of the lobby during normal business hours during the week and 24 hours on the weekends. There are cameras at entry points and in elevator lobbies, and the parking deck is gated.  Plus, the owners in the building watch out for one another! 

 

Where do we park? Where do our guests park?

There is street parking located along Third and Rock Streets.  There is also a two-story deck directly across Third Street from the building. The callbox at the front door can be routed to your cell phone or a land line.  Guests call your condo from the box and you can open the door from your phone.  The concierge can also let your guests in.

 

Who would my neighbors be?

The diversity of the building owners is one of the biggest draws to living in this type of environment. There are empty nesters who travel and twenty-somethings who work downtown, there are families and singles.  There is a real community feel.  

 

Don’t you miss your yard?

From an owner... "People drive me nuts with the "don't you miss your yard?" question. I keep saying - No, it's not like I ever went out and just walked around my yard. But now I can walk to parks, libraries, museums, restaurants, bars, and much more. So it's really like having a whole lot more yard, plus I don't have to do any maintenance!"

 

I have dogs...where would I take them out?

There is a doggy yard in the courtyard downstairs as well as a fenced in area by the BBQ grills where dogs can run without their leash.  There are numerous green areas surrounding the building that are perfect for dog walks, including Acxiom Park directly across River Market Avenue. 

 

What does the condo fee cover? 

It covers a lot!  What it does NOT cover:  Electricity usage, cable/internet service (units are already pre-wired for Comcast or AT&T), real estate taxes and contents insurance (the shell of the building is insured through the POA).  Still have questions?  A breakdown of everything covered can be provided.

 

Where do you grocery shop?

Stratton's Market is located on the ground floor of the building- they have staple items as well as a great offering of take out lunches and dinners (soups, sandwiches, etc).  They also now have a wide selection of liquor, beer and wine.  Larger chain stores (such as Kroger and Wal-Mart are less than 2.5 miles away). 

 

Is there always a concierge at the desk downstairs? What does their job entail?

There is a concierge on duty from 8am-10pm Sunday through Thursday and then 24-hours on the weekends.  The concierge serves as a gate keeper for those coming and going through the main lobby entrance, they can let guests in for you and help with scheduled deliveries.  The concierge accepts packages, helps with dry cleaning and pharmacy deliveries, schedules move-ins and keeps a master calendar for party room rental.  They can also help with other things such as lining up pet care or house sitting while you're away.

 

Could I make changes to my condo?

Yes! It's just like owning a house (minus the maintenance headaches, of course!).  Once you own your condo you can make any changes you want...the only thing set in stone (or in this case, concrete slab) is the plumbing.  The building has post tension slabs, so any drilling into the floor or ceiling requires x-raying the slab.  Owners cannot make changes that affect the exterior of the building without prior board approval. 

 

Is there on-site maintenance? Can they help me hang things, etc?

Yes. He is on-site for general maintenance and can also help with individual condo projects (at an hourly rate).

 

What happens when the power goes out?  What about a tornado?

In the event of a downtown power outage, the generator would run all emergency systems (common area lights, mag doors, fire safety systems) but individual units would lose power.  There are two stair cases encased in concrete that run through both  the north and south ends of the tower- in the case of a tornado or fire, getting to one of these stairwells and walking to the ground floor would be your emergency route. 

 

Can my newspaper be delivered?  What about my maid- can she get in?

Yes.  The paper can be delivered to your door.  Many owners in the building will give their cleaning lady a key and use of their parking space, others will notify the concierge and have the front desk let them in when they arrive.

 

What about cable?

All units are already pre-wired for cable and internet.  Comcast and AT&T are both in the building.

 

Is the building kid-friendly?

Yes! There are kids of all ages in the building. The courts on the top of the 6th floor offer a great place to run and play and the green area in the courtyard is also a great space to play in (without actually leaving building grounds)!
